Key Responsibilities

As the Director of Acquisitions at Hines, you will oversee all facets of the acquisition process to enhance our portfolio in Sweden. This role encompasses strategic planning, market evaluation, sourcing, financial analysis, due diligence, negotiation, and the successful closure of investment opportunities throughout Sweden.

  • Implementing the acquisition strategy for Sweden, identifying and pursuing opportunities that align with Hines' strategic goals.
  • Utilizing established domestic networks in real estate to uncover off-market opportunities.
  • Assessing the potential suitability of investment opportunities for Hines' discretionary funds.
  • Conducting thorough market research and analysis to inform investment decisions and identify emerging prospects.
  • Leveraging internal and external resources along with market intelligence to aid in investment underwriting.
  • Developing and manipulating customized asset and portfolio financial models for complex transactions.
  • Collaborating with the Nordic acquisitions team to enhance underwriting processes and benchmark previous Nordic investment experiences.
  • Preparing investment memorandums for pipeline meetings, investment committees, and all intermediary stages.
  • Working in conjunction with Hines' regional teams to assess and execute approved transactions.
  • Providing support to senior team members in strategy development and execution.
  • Leading the due diligence efforts, coordinating with legal, technical, and financial advisors to ensure a comprehensive evaluation of investment opportunities.
  • Negotiating purchase agreements and other related documentation.
  • Upholding Hines' ethical standards through rigorous compliance measures.

Qualifications

Minimum requirements include:

  • A degree in a business-related field, with a demonstrated commitment to ongoing education, such as an MBA or RICS/CFA accreditation.
  • At least 5 years of relevant experience in the commercial real estate sector.
  • Proficiency in financial terminology, with a clear understanding of investor objectives and proven experience in sourcing opportunities that align with those goals.
  • Strong command of both written and spoken English and Swedish.
